Replacing old flooring can completely change the look of a home, but there is one part of the project homeowners rarely see once the work is finished: the concrete underneath. In many Florida homes, that surface is not nearly as flat as it appears.

A concrete slab can have low spots, raised areas, small dips, cracks, or transitions between rooms that become obvious only after the existing flooring is removed. Installing new tile, luxury vinyl plank, laminate, or hardwood over those problems does not make them disappear. In many cases, the new flooring actually makes them easier to notice.

That is why checking the condition and flatness of the concrete should happen before installation begins. Depending on what we find, preparation may involve grinding down high areas, filling low spots, repairing cracks, removing old adhesive or thinset, or leveling larger sections of the floor. The goal isn't to make the slab look perfect. It's to create the surface the new flooring needs to perform correctly.

This becomes especially important with today's larger tile and plank formats. A small variation in the slab that might have gone unnoticed years ago can cause movement, uneven edges, hollow areas, or problems with locking systems. With rigid flooring materials, there is very little room for the floor underneath to be wrong.

Low areas are different. Depending on their size and depth, they may require patching or a leveling product to bring the surface into the necessary plane. Some floors need both approaches: grind the high areas first, then address the remaining low spots.

The best time to make those decisions is after demolition, when the entire substrate can be inspected. We check the floor across multiple directions rather than judging it by eye. Concrete can look relatively flat while a straightedge tells a completely different story.

Spending extra time correcting the substrate isn't the exciting part of a flooring project, but it is one of the parts that matters most. Once tile or planks cover the concrete, nobody sees the preparation anymore. They only notice whether the finished floor feels solid, looks flat, and stays that way.

How We Check a Concrete Floor Before Installation

Once the old flooring, thinset, or adhesive is removed, we can finally see what we are actually working with. This is the point where proper floor preparation starts.

We normally check the slab in several directions with a long straightedge. That makes high spots, dips, and gradual changes in elevation much easier to identify. We also look closely at cracks, old patching, damaged concrete, leftover adhesive, and anything else that could interfere with the new installation.

A floor does not necessarily need to be perfectly level in every direction. What matters for many flooring systems is that the substrate is flat enough for the material being installed. That distinction is important. Trying to make an entire house perfectly level when it only needs specific corrections can add unnecessary material, labor, and height.

The goal is to correct the conditions that could actually affect the finished floor.

Why Preparation Should Happen Before the New Flooring Arrives

We would rather find a slab problem during preparation than halfway through installation.

If tile installation has already started and a significant low area appears, stopping to correct it becomes much more complicated. The same thing happens with LVP or laminate when installers discover that planks are moving because the concrete underneath is not flat enough.

Planning the preparation first also helps with transitions between rooms, door clearances, cabinets, existing flooring, and other finished elevations. Adding leveling material changes floor height, sometimes only slightly and sometimes enough that it affects other parts of the project.

On Tampa-area jobs, we often see floors where one section needs very little correction while another part of the same room needs considerably more work. That is why estimating leveling material strictly from square footage can be misleading. A 500-square-foot floor does not automatically mean 500 square feet of leveling compound.

Homeowners naturally focus on the flooring they will see every day—the tile pattern, plank color, grout, transitions, and finished appearance. But the quality of that installation depends heavily on the surface underneath it.

A flat, properly prepared substrate gives installers a much better starting point. Tile can be set more consistently. Floating floors have better support. Transitions can be planned correctly. Problem areas can be addressed before they become much harder to fix.
